Mumbai: Hyderabad is rapidly transitioning from a wealth generation hub into a premier market for luxury consumption, driven by an expanding affluent demographic. According to Kotak Private Banking, this rising population is significantly boosting demand for premium products, high-end residential real estate, and luxury lifestyle experiences. The shift is most visible in the city's ultra luxury housing market.
According to the CRE Matrix and India Sotheby's International Realty Southern India High End Luxury Housing Report FY26, Hyderabad recorded more than 2,000 sales of homes priced at ₹10 crore and above over four years, with annual sales rising from 184 units in 2021 to 570 in 2025. The momentum continued in FY26, when 625 homes in this category were sold for a combined ₹8,562 crore.
Kokapet has emerged as a key hotspot, recording 111 homes priced at ₹10 crore and above, worth ₹1,298 crore, in FY26. Nanakramguda followed with 81 units worth ₹973 crore, while Manchirevula recorded 67 units valued at ₹1,111 crore. The demand points to a preference for more than a prestigious address: space, privacy, views and premium amenities are increasingly central to what luxury means for these buyers.
This demand is also reshaping the city's affluent landscape. While Banjara Hills and Jubilee Hills remain established luxury destinations, western Hyderabad, including Kokapet, Gachibowli and Tellapur, is gaining prominence alongside the city's expanding technology and business ecosystem. These new residential hubs show wealth creation reaching well beyond Hyderabad's traditional centres of affluence.
"The Hyderabad UHNI client is evolving from a wealth creator into a more confident luxury consumer. What stands out is the importance of quality, privacy and personalised service. As clients become more globally exposed, they increasingly expect access to exceptional products and experiences, delivered with a level of service that understands their individual preferences," said Vodhi Chakravartty, Business Head – UHNI, Kotak Private Banking. The changing customer profile is also influencing how luxury is purchased. Alongside established business families, younger professionals and entrepreneurs are bringing greater familiarity with international brands and service standards.
