70,000 to 90,000 properties across Greater Hyd have been included in the prohibited list

Do you own a house, apartment, or open plot in Greater Hyderabad? Are you confident that your property is legally secure? Thousands of homeowners are now facing uncertainty as several residential properties have reportedly been added to the prohibited property list, leaving owners unable to sell, transfer, or lease their assets.

According to reliable sources, nearly 70,000 to 90,000 properties across Greater Hyderabad have been included in the prohibited list based on revenue records. Property owners allege that revenue authorities have entered their properties under Section 22A(1)(D) as ULC or Sarkari land without issuing prior notices or public notifications. Some properties are also said to have been classified under Sections 22A(1)(A), (B), and (C).

As a result, registrations of affected properties have come to a standstill. Owners say they are unable to sell their homes, transfer ownership, or even execute lease deeds during emergencies because registrations are being denied.

Decades old residential properties affected

Several residential colonies and apartment complexes developed decades ago with registered sale deeds, approved layouts, and valid permissions have reportedly been included in the prohibited list.

Residents cite the example of the Fatehnagar area, where the former Sanathnagar Industrial Zone was converted into a residential zone years ago. Despite this, several residential properties in the locality have allegedly been classified as prohibited. Apartment complexes such as Janapriya Apartments, Kalpataru, Avanti, Kalpataru Residency, Brigade Citadel, and Vasavi Apartments, along with hundreds of surrounding houses, are reportedly affected.

More than 5,000 families living in the area are now uncertain about the status of their properties.

Similarly, the entire Kalyan Nagar Housing Society in Yusufguda village has reportedly been included in the prohibited list. Residents from Banjara Hills, Film Nagar, MLA Colony, Punjagutta, Srinagar Colony, Jubilee Hills, SR Nagar, Ameerpet, and Khairatabad have also claimed that hundreds of properties in their localities have been classified under Section 22A(1)(D).

Many owners discovered the issue only when they approached sub registrar offices to sell their properties, where they were informed that registrations could not be processed because the properties were listed as prohibited. Residents fear that many more such cases may emerge across Hyderabad.

Property owners queue up at collectorates

The issue has caused widespread concern among homeowners who invested their life savings, obtained housing loans, and purchased properties with what they believed were valid approvals and clear documentation.

Affected owners question how legally purchased properties with registered documents could suddenly be categorized as prohibited or government land. When they seek clarification from sub registrar offices, they are reportedly told that the matter falls under the jurisdiction of the district collector.

Consequently, large numbers of affected residents have been approaching district collectorates and submitting complaints through the Prajavani grievance mechanism. However, they allege that officials are only receiving complaints without providing timely resolutions.

Property owners are now urging the government to intervene immediately, review the classifications, and remove genuine residential properties from the prohibited list so that normal registrations can resume.
