Land registration values to increase from Feb 1

Starting February 1, the Andhra Pradesh government will revise land registration values, with an average hike of 15-20%, announced State Revenue, Registration, and Stamps Minister Anagani Satyaprasad.

The decision aims to align registration values with market rates, especially in growth corridors, while ensuring scientific methods guide the adjustments. For the first time in history, certain areas will see a reduction in registration values.

Minister Satyaprasad, addressing a press briefing after a review meeting, emphasized the need for revised registration values to boost state revenue, which is essential for economic recovery following the financial burden inherited from the previous government.

The Minister stated that registration value hikes would primarily target areas where growth corridors have significantly driven land prices upward. “We have instructed officials to submit a comprehensive report by January 15 on where values should be increased or decreased,” he said.

Satyaprasad criticized the previous government for arbitrary and unscientific revisions, which often resulted in registration values exceeding actual market rates in many areas. “Our investigation has revealed discrepancies where registration values are higher than the market value. We will correct this by reducing values in such regions,” he noted.

In what is a historic move, certain areas will witness a reduction in registration values. “This marks the first time in the state’s history that registration values are being reduced in some regions to ensure fairness and encourage real estate activity,” Satyaprasad said.

However, in areas where growth has driven up land rates, registration values will increase by an average of 15-20%. The Minister assured that the revisions are being carried out scientifically, with a focus on balanced development across the state.

Minister Satyaprasad highlighted the department's consistent efforts to boost revenue while addressing grievances. “Despite the challenges, our revenue from registration and stamps has shown a steady increase.

Except for September, all months in the last six months have recorded higher-than-expected revenue. We are confident of achieving our Rs. 9,500 crore target for this financial year,” he said.

He also pointed out that 10% of complaints filed with the Registration and Stamps Department are being addressed systematically. “We are actively resolving grievances to improve public satisfaction and reduce bottlenecks in the system,” he added.

The Minister also spoke about initiatives to address land disputes through revenue conferences. “Out of 1.7 lakh complaints received so far, 11,000 have been resolved on the spot during these conferences,” he said.

The Minister acknowledged delays in addressing some disputes and directed officials to act proactively to prevent such issues in the future.

Taking a swipe at the previous administration, Satyaprasad accused former Chief Minister Y.S. Jagan Mohan Reddy of creating hurdles for real estate developers. “The previous government caused significant hardships to real estate businesses for personal gains.

In contrast, our government maintains a friendly and cooperative relationship with them, ensuring their problems are resolved amicably,” he asserted.
