Hyderabad Residential Registrations Stabilize in July

Hyderabad, August 19, 2026: 

According to Knight Frank India’s latest assessment, residential property registrations in Hyderabad stabilized in July 2026 following the sharp fluctuations witnessed in the preceding two months. A total of 6,166 residential properties were registered during the month, reflecting a marginal 1% year-on-year (YoY) increase and an 11% month-on-month (MoM) rise. In terms of value, homes worth INR 4,447 crore were registered, marking a 7% YoY and 7% MoM increase.

The sequential improvement in July indicates that registration activity has largely normalized following the May surge and subsequent June correction associated with the revision in guidance values. On a cumulative basis, residential registrations during January-July 2026 increased by 4% YoY to 44,158 units, while the total value of registered properties rose by 6% YoY to INR 30,847 crore, pointing to sustained underlying demand and continued momentum in Hyderabad's residential market.

The Hyderabad residential market spans four districts namely Hyderabad, Medchal-Malkajgiri, Rangareddy, and Sangareddy and includes transactions from both the primary and secondary real estate markets.

Shishir Baijal, International Partner, Chairman and Managing Director, Knight Frank India said “July’s registration trends indicate that Hyderabad’s residential market has moved into a more stable phase following the volatility witnessed in the previous two months. The 5% YoY growth in both premium and mid-segment registrations, alongside a 10% increase in transaction value for homes priced above INR 1 crore, highlights continued buyer confidence and the depth of demand in the market. With registrations up 4% and transaction values up 6% during January-July 2026, the underlying residential market continues to demonstrate resilience, supported by a strong employment base and sustained end-user demand.”

At the district level, Rangareddy accounted for the bulk of registrations at 43%, closely followed by Medchal-Malkajgiri at 42%. Hyderabad district contributed to the remaining 15% of total registrations.
