Unsold homes rise 4% in 2025 across top 7 cities

Unsold housing units in India’s seven major cities increased 4 per cent in 2025, reaching nearly 5.77 lakh units, as new supply outpaced demand, according to real estate consultancy Anarock.

Anarock’s data from the primary residential market showed that unsold units stood at 5,76,617 at the end of 2025, up from 5,53,073 at the end of 2024. The consultancy noted that the rise in unsold inventory was largely due to weaker demand and an increase in new supply over the year.

Housing sales across these cities fell 14 per cent annually to 3,95,625 units in 2025, while new supply rose 2 per cent to 4,19,170 units.

City-wise, the unsold stock rose in Delhi-NCR, Pune, Bengaluru, Chennai, and Kolkata, but fell slightly in Mumbai Metropolitan Region (MMR) and Hyderabad. Delhi-NCR’s unsold units increased 5 per cent to 90,455 from 85,901 units in 2024, while Mumbai saw a marginal decline of 1 per cent to 1,79,228 units.

Bengaluru recorded a sharp 23 per cent rise in unsold homes to 64,863 units, and Pune’s inventory grew 3 per cent to 83,491 units. Hyderabad experienced a small dip of 2 per cent to 96,140 units. Chennai’s unsold stock jumped 18 per cent to 33,434 units, and Kolkata saw a 9 per cent increase to 29,007 units.

Looking ahead, Anarock expects demand to improve if home loan interest rates remain low and housing prices stay under control, which could help reduce the unsold inventory in the coming months.
