Mahindra Holidays, IRCTC Limited, Eco-Isle Resorts Pvt. Ltd, Oberoi Group and several others have shown interest in developing tourist destinations

The state has received proposals from a range of companies and groups that recognize its untapped potential. Key players and their plans include Eco-Isle Resorts Pvt. Ltd plans to develop a project in Ananthagiri Mandal, ASR District, requiring 25 acres of land.
Mahindra Holidays proposing resorts in scenic locations like Araku (20 acres) and Pichukalanka in Konaseema (26 acres), Four Seasons is interested in setting up projects in Coringa Wildlife Sanctuary (40-50 acres) and Gandikota in YSR Kadapa (40-50 acres).
Similarly, IRCTC Limited has plans for multiple projects, including destinations like Rajahmundry, Amaravati, Srisailam, and Tirupati, with land needs ranging from 2 to 10 acres. Taj Group has been exploring projects in high-potential areas like Bheemili and Yarada (Visakhapatnam), Bhogapuram (Vizianagaram), and Gandikota.
Raheja Group is focused on riverfront development in Amaravati and beach-facing projects in Visakhapatnam. Likewise, Oberoi Group is aiming to establish a luxury property in Amaravati.
Andhra Pradesh’s tourism sector is witnessing a surge in investment interest, with several prominent companies proposing large-scale projects across the state.
The government’s new Tourism Policy (2024-29) has emerged as a major driving force, offering a suite of incentives to attract investors and promote the state's potential as a premier travel destination.
Under the Tourism Policy 2024-29, the government aims to create a conducive environment for tourism investments by extending substantial incentives. These include capital subsidies, waivers on land conversion charges, reimbursement of stamp duty, electricity benefits, and employment-linked subsidies. These incentives are designed not only to boost infrastructure but also to generate employment and enhance regional economic development.
Overall, these companies have shown significant interest in diverse regions, including hill stations, wildlife sanctuaries, riverfronts, and heritage sites, which align with Andhra Pradesh’s vision for integrated tourism development.
Speaking to Metro India, Minister for Tourism, K.Durgesh said that the State has been attracting a good number of investments with the new tourism policy. “Andhra Pradesh has a vast coastline with scenic locations, rich heritage places and every district has a unique tourism element to explore.
By providing industry status to the tourism sector, and providing incentives, the state has become a hotspot for both investment and development.”
In fact, Visakhapatnam, the coastal city remains a top choice for mega investments with proposals for beach resorts, including large-scale projects in Yarada and Bheemili.
The capital city, Amaravati, which is a budding administrative hub has attracted interest for riverfront development and tourism-focused infrastructure, followed by Coringa Wildlife Sanctuary for its unique mangrove ecosystem, the area is poised for eco-tourism projects.
As Araku and Ananthagiri Hills, the scenic hill stations continue to be prime locations for nature-based and wellness tourism projects, YSR Kadapa and Konaseema offer potential for heritage and cultural tourism, with plans for resorts in Gandikota and Pichukalanka.
To ensure seamless execution, district administrations are actively preparing for the arrival of these investments. Authorities in Visakhapatnam and Konaseema are working on land allotments and utility provisions tailored to meet industrial standards.
